Q. How often do you clean my property?
Your property is cleaned after each rental.
Q. Who pays for the cleaning?
Guests pay for the cleaning. It is included in the rental rate.
Q. Do I provide linens?
No. Southern Coast Vacations provides linens for all condominium rentals. Renters who rent homes will either provide their own linens or rent them from Southern Coast Vacations.
Q. Do I provide cleaning supplies?
No. Southern Coast Vacations provides all cleaning supplies and cleaning crews.
Q. How often is an inventory taken at my property?
A detailed inventory is taken when your property is first signed on as a rental with Southern Coast Vacations. After each rental and owner departure, your property is inspected for cleanliness and inventory.
Q. Do you hold security deposits from guests?
Yes. We either receive a valid credit card or cash security from guests.
Q. What happens when a guest or a housekeeper reports a maintenance item?
We have a maintenance staff that checks the report. If you have the option #2 maintenance agreement, and our staff can make the repair in a reasonable amount of time, they will do so at no charge to you (for a one-time charge of $115.00, plus material charges). If you have the option # 1 maintenance agreement, you can be charged at our standard rate. If our staff tells us to "call an expert in the field," we do ($25 per service call, plus material charges).
Q. Is homeowner use of the property limited?
No. Both you and Southern Coast Vacations will make the most money by renting your property in June, July and August. If at all possible we ask that you limit your blocks during these times. If you know in advance that you need to block a certain time, please let us know as soon as possible.
Q. Do you clean the property after the homeowner departs?
Only if the homeowner requests it. There is a small charge based on the size of theproperty. If an owner requests cleaning, they may also request linens.
Q. What if I know someone who wants to reserve my rental?
This is considered an owner referral and is based on availability. You need to call us with the renter's name, address, phone number and rental dates. The management fee for that reservation will be decreased by 5% if the unit is not previously booked.
Q. Can you assure me that I won't be charged for long distance calls that I did not make?
Yes. We have contracted with One Source Communications to help eliminate long distance calls. With your permission, we can install a telephone that will help the guest make their calls. As a homeowner, you can make calls and charge them directly to your phone bill (or use your calling card, etc.). We ask that you call Verizon or HTC and request your line to have a long distance block. 900 block. and collect calls block. The contracted service and the installed telephones will take care of the rest. Should any calls get through on your bill, you are entitled to a refund immediately.
Q. Do you do anything for your management fee besides book reservations and advertise my property?
Yes. We manage your property through reservations and online booking software. We provide customer support in case of changes and inquiries. Additionally we clean and replace A/C filters, replace vacuum bags, maintain keys, and replace standard light bulbs. We also help with unique projects such as take proposals and estimates to oversee upgrading and repairs.
Q. How can I reach you in case of an emergency?
Southern Coast Vacations is a business. We provide 24-hour service 365 days a year. We can easily be reached through our after-hour service should you or a guest needs to contact us after our standard business hours.
Q. What would "sell" my property to a guest over another property?
All the comforts of home. Extra televisions, DVD players, stereo CD player, board games, good books to read, swings, hammocks and rockers. If you would enjoy it, so will your guests.
Q. How do I cancel my contract?
A 60-day written notice is required to cancel and we ask that you honor any reservations that we cannot relocate.
Q. What if I want to sell my property?
Weichert Realtors Southern Coast offers nationwide service and support for real estate sales. Our real estate office will work directly with Southern Coast Vacations to enable showing and advertising of your unit without interruption of your vacation rental revenue.
Q. When do I get my monthly statement?
Statements are postmarked by the 15th of each month, unless delayed due to acts of nature.
Q. Do I receive a 1099 Form at the end of the year for income tax reporting?
Yes, each year you will receive a 1099 and an itemized Homeowner Summary.
Q. Should I put a deadbolt on my owner's closet?
Yes, if you have a homeowner's closet; a deadbolt will help keep your private property secure.
